Temperature-pressure relief valve drain line improperly installed extending upward. Drain line must drain by gravity.	Leaking copper water supply pipe. Spots of corrosion and mineral deposits represent "pin-hole" leaks.


Gas fired furnace installed within a plastic drain pan susceptible to heat damage. A metal pan must be used.	Significant lead around shower mixing valve. Water may also leak back into the wall.


A plumbing vent pipe improperly terminates below the kitchen window. Sewer gas can enter inside the home.	Lack of grout maintenance and caulking has resulted in water intrusion into the wall. Tiles are falling off of the wall and the substrate behind is decaying.


Improper drain trap configuration (too deep) may lead to deficient drainage.	Plastic (cpvc) pipe too close to hot flue over water heater. May be damaged by heat and fail.
